Regular boiler maintenance can reduce the cost of ownership for your boilers

Boilers are essential in maintaining the comfort of your home. Prevent Blockages

It is not advisable to cover gas boilers or block the air vents. Always inspect the vent and flue to makes sure that they are not blocked. Blocked air flues and vents can greatly hinder your boilers to run at their maximum efficiency. Blockages may occur when dirt accumulates in the vent or flues. If you see that this is the case, you should try to clear it to allow the free passage of air.

Also, dust accumulates more in the boiler room because of the operations of your boiler. Regular inspections of the parts that usually attracts dust, such as the fan, can greatly reduce potential problems on your system. Make sure that you clear all the dust that may have accumulated to guarantee the best performance from your boiler.

Check for leaks during boiler maintenance

Always check if gas or fuel are leaking from your system. This usually occurs through the valves. If this is the case, some minor adjustments can be done to solve this problem. Install carbon monoxide detectors

Check the water levels regularly

It is very important that you check the water level of your boilers regularly. A boiler that runs with less than the recommended water level, or at worst without water, can be damaged beyond repair. If the water level gets below minimum, you can check the fittings and the plumbing for any fault and correct them if necessary.

Lubricating parts

It is recommended to do regular lubrication on the parts of your boiler  that are always in motion. An example of these would be the fan and the pumps. Make sure to follow the recommendation of the manufacturer as to the kind of oil that may be used for lubrication.

Flushing and De-scaling

It is advisable to clear all the water from your boiler at least twice a year. It is better to do this after the winter months, when the boiler has been on continuous operation, and lime-scale, grits and dirt may accumulate in the boiler. It is recommended to flush all the water from the boiler and clean the interior thoroughly. Accordingly, you should also check if excessive lime-scale is present and there is a need to do some de-scaling. After doing these, check all the gaskets to see if they need replacing.

Annual boiler maintenance servicing.

Your boilers needs to be serviced, at least once a year, by a Gas Safe registered engineer. This aspect in boiler maintenance can pick-up potential problems so that they can be dealt with early enough to avoid costly repairs in the future.
